I’m looking to buy apartment buildings. If you can find an apartment building that fits my criteria, and I end up closing escrow on that building, I will pay you 25% of the monthly cash flow for the first three months.
Which equals A LOT of money.
What am I looking for?
- Residential-commercial properties (apartment buildings ONLY)
- Minimum of $1.5 million in asking price
- 100+ Units.
- No development/new construction properties
- No hotels
- Near college campuses or active military bases
- Occupancy level of 85% or above
- In growth markets
- Bank-owned foreclosures ONLY if bank will negotiate loan terms, if property can be acquired at 70% or LESS than appraised value, and with occupancy levels of 65% or above
- Class B and C properties (provided that the C isn’t really a borderline D)
Where should you look?
- Properties in the United States
- No properties in California, Nevada, Michigan, Oregon, New York, and Tennessee
- No properties in Phoenix, Detroit, Seattle, Orlando, Austin, and Memphis
What are some ways that you can find these properties?
- You can call brokerages, property management companies, put up fliers, pass out business cards, send letters to property owners, attend real estate investment clubs, talk to people you know who own properties, look on county websites…
What information to you need to provide to me?
- The name and address of the apartment building
- The property asking price
- The current occupancy percentage
- The expenses for the last fiscal year
- The income for the last fiscal year
- Your name and email address in case I need more information about the property. If I end up closing escrow, I will need your complete contact information so that I can pay you 25% of the monthly cash flow for the first three months.
