Monica Main’s Apartment Building Cash Flow System — Day 32
I know it’s been a few weeks since my last update on my experience with Monica Main’s Apartment Building Cash Flow System so I wanted to bring you up to speed.
First, I want to go over just a couple if major differences that I’ve noticed that make this course different from other real estate education courses I’ve tried in the past:
- When I have a question, I email Monica directly, and I hear back from here usually by the next day. Other courses force you to register with some lame customer service portal, and then make you submit a ticket, and then you have to wait around for a customer service rep to get around to partially answering your question.
- Monica’s course tells you exactly what to do. Most other courses, even the ones that claim to give “step-by-step A-to-Z” information, are full of fluff and theory in order to create a false sense of containing a lot of information. [Side note - I once bought a course from an investor in Indiana who swore up and down that his course didn't contain any filler. Then, when I read it, I had to wade through ONE HUNDRED PAGES of filler before getting to the how-to part of the course!]

Okay, so how has MY progress been going these past few weeks? I’ve identified a couple of properties that have sweet cash flow. (One of them already has a recent inspection report that I was able to access). I’ve run the numbers and have queried a few different of Monica’s suggested lenders. The problem I’ve encountered is that the owners of these properties aren’t so keen on doing a big chunk of owner financing. I can’t say I’m surprised. Monica herself suggests using her letter campaign to find those owners who would be most likely to do owner financing, and I’m going through brokers. No worries, though. Monica also provides contact information on where to get down payment assistance.
While I’ve been navigating through the process of identifying funding, I kept thinking about Monica’s offer to partner on deals, so I looked again at that:

Honestly, I could probably get the funding myself. I could probably wade through all the procedures and learn how to negotiate a great deal for myself. But you know what? When I’m doing something big and important for the first time, I really do want some hand holding. I really want to have the advice of a trusted expert. I want to participate with them a couple of times to get a good understanding of how to do something the right way, the effective way, the most profitable way. I decided that the simplest, fastest way to get an apartment building would be to partner with Monica. So I sent for the bonus DVDs and partnership membership, and I submitted my first deal to her yesterday evening.
In the meantime, I’m reviewing some of the other deals I’ve been looking at to see if they meet her criteria. And I’m watching the DVDs, which I find to be very helpful in developing my understanding of how this business works.
